Owners are required to engage the services of any licensed pest control professional to safeguard their decks from termite damage to the buildings, for the decks installed in their units. Upon completion of their annual service with a licensed pest control contractor, owners may submit the documentation to [email protected].
Additionally, a reminder to Owners to have their HVAC systems and tank water heaters (anode rod replacements) serviced annually. In addition, bleach should be poured down your HVAC condensation line access port monthly.
If water heaters are over 10 years old, they must be replaced to prevent costly damage to your neighbors unit in the event of a failure and potential legal liability. All information is included in the association governing documents. Please read and understand those documents, It is a requirement pursuant to the Florida Statutes.
Additionally, owners should ensure that their outgoing plumbing is inspected or jetted annually by a licensed plumbing contractor in Florida. If the unit is not continuously occupied, those maintenance intervals will be more frequent. Absentee Owners of vacant units must ensure that their property managers inspect the units weekly. Owners’ maintenance requirements can be found in the maintenance declarations and rules and regulations available for download on the “information” page of this website.
